| Selecting a Location |
| A choice of location is important to the success of the business and should enter early into the new business owner's plans. Site requirements will depend on the type of business (manufacturing, wholesale, retail, etc.), the type of goods or services to be sold, and the target market. For instance, a manufacturing concern must consider proximity to suppliers and customers, and local taxes and regulations.
A retail storeowner's primary concerns will be local traffic patterns, parking availability, population trends, and the location of competitors, neighboring businesses, and the institutions. All prospective owners should outline their needs (present and future) and then find a location that suits their requirements.
Leasing is the most common procedure for retail and service establishments. It is recommended that a lawyer and an insurance agent review any lease agreement. Some questions that must be asked:
1) How is rent determined? Flat rate? Percentage of lease (monthly minimum plus a percentage of sales)? 2) Is the rent high or low in relation to the area, the facilities being rented, and the percentage paid by similar firms? 3) Who owns any improvements made by the tenant? 4) How much insurance does the landlord hold? Is the tenant required to have certain coverage? 5) What are the lease renewal provisions? 6) Does the tenant have the right to sublet? 7) Are there any options for expansion? 8) Are there any restrictions on the use of the property? |

| Post Office (P.O.) Boxes are not accepted as the business or residence address. The address must include street name, apartment or suite number, city, state, and zip code. A P.O. Box may be used for your mailing address.
A Business Improvement District (BID) is a self-designated commercial geographical area in which businesses have agreed to pay additional charges on their Business Tax Certificates for the purpose of promoting economic activity in their area. Some of the Business Improvement Districts in the San Diego area currently exist in Downtown, Hillcrest, North Park, El Cajon Blvd., Adams Ave., City Heights, Gaslamp, Mission Hills, Ocean Beach, and La Jolla. BID fees range depending on the location.
